Bang for your Buck Renovations

Renovations and remodeling are generally the best way to increase to the value of your home. However, doing large upheaval projects are not always necessary in accomplishing added value. In some cases, basic projects like reglazing the countertops and bathroom tiles, replacing the garage doors, etc. can do wonders by themselves. Considering the costs of a full kitchen or bathroom remodel, some of these smaller projects may be the perfect finishing touches that puts your home over the edge towards a sale. Here is a quick list of what you can add or change in your home.



Flooring


Does your house not have hardwood flooring yet? New wood floors with a fresh poilsh can impress many prospective home buyers when they come in for an open house. Using some laminate and matching the right color wood can do wonders for enhancing your house and is very affordable, ranging from $3-8/sq ft.


Countertops

Rather than spending the full amount to replace laminate countertops with granite countertops (especially considering most countertop materials are in shortage right now), it would be just as good to use an epoxy over the surface to update the appearance. This would run your costs down significantly while keeping an elegant sheen that would wow home buyers!


Replacing Doors

As mentioned in our previous blog post, the curb appeal is an absolute must when putting your house on the market. Something that can bring this along is to replace the front door and/or the garage door. These are both prominent pieces that can give your house an amazing first impression.


Paint

It is a general rule for houses on the market to prioritize a neutral look in order for buyers to canvas and imagine what they want to do. That doesn’t necessarily mean that you have to use only white or gray toned paint. If you have oak or dark colored cabinets, neutral colors can be used to complement them. There is no need to put on your artist hat or spend a ton of money to have a modern aesthetic type home.


Replacing Popcorn Ceilings


This one is a lot cheaper than you would think. If you live in an older home and still have popcorn ceilings, now would be a great time to replace them. Having paneled or tiled ceilings can improve the look greatly and give a more modern feel. If sound proofing is a priority, acoustical tiles can be a solid option as well.


Bathroom Surfaces and Tiles

Similar to countertops, it isn’t always necessary to tear the whole thing out and replace it brand new. Older bathrooms tend to contain tubs and sink surfaces with that classic, old-school pink hue that have no business being in a modern house. This can easily be fixed by using a white epoxy finish over the surface. This can be done on bathroom tiles as well, at the fraction of the cost it would to completely replace it.
